— Built from real experience in Puglia

Buy property in Italy with your eyes open.

The Italian property system wasn't built with foreign buyers in mind. The surprises are real, they're expensive, and almost none of them show up in a listing. DolceRight puts the knowledge you need in your hands before you need it.

What will you actually spend?

The listing price is never the real number. Registration tax, notary fees, agent commission, and legal fees change your total — and most buyers don't find that out until it's too late to plan for it.

10–15%

is what most buyers pay above the listing price — and almost none of it shows up until closing.

— Why DolceRight exists

I learned these lessons so you don't have to.

"We did most things right. We took the course. We hired the professionals. We had the contract reviewed. And we still ended up standing in front of a rubble pile."

My husband Chris and I bought a property outside Ostuni, Puglia, with a plan, a budget, and every intention of doing this properly. We hired the people we were told to hire. We signed the contracts.

What followed was one of the most expensive educations I've ever had. A contractor who disappeared mid-project. A budget that shattered. A house that had to be completely rebuilt — at a cost that bore no resemblance to what we'd planned.

We lost a staggering amount of money that we couldn't afford to lose. We almost let it defeat us. We didn't. We rebuilt the farmhouse, finished the dream, and moved in. And then I built the app I wish I'd had from day one.

Every checklist, every warning, every pattern in DolceRight comes from something we learned the hard way on that journey. None of it needed to happen.

— The knowledge gap

Why foreign buyers get surprised in Italy

Most problems don't come from bad intentions. They come from a property system that operates on entirely different assumptions than the ones foreign buyers arrive with — and nobody explains those assumptions before you need them.

01

Legality is confirmed late

Properties can be listed, visited, and offered on before anyone has formally confirmed they're fully compliant. By the time legal issues surface, most buyers are already emotionally and financially committed.

02

Your agent shows you their listings — not the market

There's no shared MLS in Italy. Each agent represents their own portfolio. Relying on one agent means you're seeing a fraction of what's actually available, filtered through their interests — not yours.

03

Ownership doesn't always mean exclusive use

Agricultural rights, easements, and hunting access can survive a property sale. What you own and what you control aren't always the same thing — and the difference lives deep in the contract.

04

Expansion has hard limits

The third bedroom you're planning may not be legally buildable. Italy's volumetric expansion allowances are tied to a property's history — and can be spent before you ever see the listing.

05

The purchase price isn't the acquisition cost

Registration taxes, notary fees, agent commissions, and legal fees add ten to fifteen percent to the number on the listing. Buyers who plan from the listing price routinely get blindsided at the close.

06

Context lives outside the listing

The dairy farm next door. The seasonal agricultural operations. The road that becomes interesting after heavy rain. None of it shows up in photos. All of it changes what you're actually buying.

— Exclusive to app users

The professionals who actually know what they're doing.

Finding trustworthy professionals in Italy is one of the hardest parts of any property journey. The DolceRight Professionals Directory solves that — and it's available exclusively inside the app.

🛡️

Why this matters
"One of the most expensive mistakes you can make is hiring a professional on a recommendation from your agent."

The DolceRight Directory exists because independent, vetted professionals aren't easy to find — and the wrong one at the wrong stage of a transaction is how things go badly, expensively wrong.

We built this because we needed it and it didn't exist. Every listing earned its place.

— What DolceRight teaches you

The knowledge most buyers acquire through expensive experience.

DolceRight gives you this going in — not after the compromesso is signed.

How to verify a property's legal compliance before you're emotionally committed
Why your agent's listings aren't the market — and how to see the whole picture
How to calculate your real acquisition cost from the start
What rights, easements, and access agreements may survive the sale
How to research the context around a property before you ever visit
Which incentive programs are real opportunities — and which have fine print that changes everything

"Most buyers acquire this knowledge through experience. You have it going in."

That is a significant body of knowledge. Every buyer who reads this eventually learns it. The question is whether you learn it from DolceRight — or from the transaction itself. The difference is measurable. In time. In money. And occasionally in heartbreak.
